    We provide a unqiue service to help accredited investors find, evaluate, finance, and manage stablized "turnkey" properties for passive income.

  • What are the fees?

    There are unique deal-level fees such as an acquisition or loan origination fee (2% to 4%) and an asset management fee (3% to 5%) if applicable.

  • How much money will I need?

    Investors should expect to have between 25% to 35% of the purchase price for down payment and closing costs.

  • Can I invest with my IRA?

    Absolutely. Investing with an IRA is a popular way to acquire real estate. We work with several IRA custodians, making investing with your IRA a seamless process.

  • What areas do you look for properties?

    Our focus is on the top 300 metropolitan service areas (MSAs) with populations greater than 200,000. We've found this criteria helps us locate properties in the most desirable areas of the country.

  • Who is an accredited investor?

    Accredited investors are individuals with (a) $200K per year income for the last two years or $300K if married and filing tax returns jointly, or (b) $1M in net worth excluding your house.

  • What are your preferred asset classes?

    5-30 unit multi-family, mobile home parks, self storage, and mixed-use properties have proven to be the best asset class for individual and small group investors.

  • What rate of return can I expect?

    Income can vary from deal to deal. However, we target deals that yield 15 to 20% annual IRR and 1.5-2X equity multiple .

  • Do I need a business to acquire property?

    We highly recommend you have a seperate business entity that will hold ownership of the property. Not only is this for asset protection purposes but it may also be a requirement of the lender. We can assist you with the business entity setup if needed.

  • What size deals do you focus on?

    Our average deal value ranges from $1M to $3M. However, we will do transactions from $500K to $5M that include a minimum portfolio of 3 SFR and/or 2-4 unit properties with a max of 50 properties.
